The design fee and the cost split are agreed before any visual concept is drawn.

A residential renovation in Kyiv rarely fails on taste. It fails on money settled too late. So we agree two figures first: our design fee per square metre and the way your build budget is divided between materials, labour and built-in storage.

Only once both figures are signed do we move into space planning and visual concept. If the numbers do not suit your apartment, you keep the survey notes and we stop there.

Take a single stage or the full sequence. The fee is agreed before visual concepts are drawn, so the budget stays yours to control.

    Survey and measured plan

    We measure walls, risers and window openings on site and record what a contractor needs before pricing the works.

    Concept and interior design

    Two layout options with mood boards, materials and lighting so you can judge the visual style before committing to finishes.

    Storage planning

    Built-in wardrobes, hallway closets and utility niches drawn to real dimensions, with usable volume stated in metres of shelving.

    Working drawings and specification

    Construction set for the crew plus a priced specification, so every quote you receive describes the same job.

How the work runs

Six stages, from measured survey to site supervision

Each stage closes with one tangible deliverable, so you always know what you get before the next payment leaves your account.

  1. 01

    Measured survey

    We measure the flat on site and record load-bearing walls, risers, window openings and ceiling heights.

    Output: dimensioned survey plan plus a written list of constraints.

  2. 02

    Space plan

    Two or three zoning options for the same area, each with placement of built-in wardrobes and utility niches.

    Output: scaled plans, furniture layout and storage volume in linear metres.

  3. 03

    Concept and budget split

    Materials, lighting mood and colour direction, agreed together with the fee and the allocation across works, materials and furniture.

    Output: concept boards and a signed cost allocation table.

  4. 04

    Working drawings

    Demolition, tiling, plumbing, electrical and ceiling drawings at 1:50, ready for your contractor to quote from.

    Output: a drawing set issued as PDF and DWG.

  5. 05

    Specification

    Doors, handles, taps, tiles and paint listed with references, quantities and prices in hryvnia.

    Output: a procurement list you can hand to a supplier the same week.

  6. 06

    Site supervision

    Planned visits at key milestones, with photo reports and written answers to contractor questions.

    Output: visit reports and a final as-built record of changes.

Every figure below is an estimated range for Kyiv and the surrounding region. The final fee depends on measured area, the number of wet zones, and how much built-in storage the plan has to carry.

Apartments under 45 m² sit at the upper end of each range, because the fixed work is spread across fewer square metres.

What moves the number

  • Measured area A larger plan spreads the same coordination work over more square metres.
  • Wet zones Each extra bathroom or kitchen adds plumbing and waterproofing drawings.
  • Built-in storage Wardrobes and utility niches need joinery elevations for every unit.
  • Existing structure Load-bearing walls and old services mean more survey time before the plan starts.
